The platform
One place where lease data and daily operations meet
Most teams have a system that collects rent and a filing cabinet that holds the leases. The questions that matter fall between them.
Lease intelligence
From a signed PDF to something you can act on
A lease is not useful because it exists. It is useful when its terms are visible to the people making decisions.
- 1
Upload
Drop in leases, amendments and exhibits. Documents stay attached to the tenancy they belong to.
- 2
Extract
Your template decides what matters. Fields are pulled from the executed document with the source paragraph attached.
- 3
Review
Your team confirms what was extracted. Uncertain fields are flagged rather than quietly guessed.
- 4
Search
Ask across the portfolio in plain language, or filter on any field your template defines.
- 5
Act
Dates, obligations and rent changes sit in front of the people making decisions, instead of inside a PDF nobody reopens.

Intelligent reporting
The report you need, not the one someone built in 2019
Predefined reports answer anticipated questions. Everything else becomes an export, a pivot table and an afternoon.
Compare rent growth across my Charlotte properties over the last 24 months.
Average base rent across your four Charlotte properties rose 11.4% over 24 months, ahead of the 8.1% submarket average. Sycamore Yards led at 16.2%, driven by three renewals repriced to market. Brightleaf Exchange lagged at 4.9% — two long-dated leases with 2% fixed escalations are holding it back.

Maintenance intelligence
Answer “who pays for this?” with the lease in hand
When a request arrives, the clause that governs it comes with it — along with the tenant, the property and what happened last time. Your team still makes the call.

From the field
Built with the people who run portfolios
“We used to keep a spreadsheet of lease expirations that one person maintained by hand. It was wrong more often than it was right. Now the dates come out of the leases themselves, so what we are looking at is what we actually signed.”
“Finding every co-tenancy clause across the portfolio used to mean opening forty documents. Having those terms extracted into fields I can filter on changed how quickly we can answer an owner.”
“Our quarterly reporting used to take a week of exporting and reconciling. It now takes an afternoon, and the numbers trace back to the lease they came from.”
Questions
The things teams ask before they start
Extraction is designed to be reviewed, not trusted blindly. Every extracted field is shown next to the exact page and paragraph it came from, so a person can confirm it in seconds rather than reading the whole document.
Fields your team confirms are marked as verified. Fields the system is unsure about are flagged rather than quietly guessed, so you always know which numbers have had human eyes on them.
No. Teg Labs surfaces the lease language that governs a situation and shows you where it came from. The judgement stays with your team.
For a maintenance request, that means showing the relevant clause, the parties named in it, and the history on that unit — so the person making the call has the lease in front of them instead of guessing.
Both. The extraction templates differ because the documents differ: a commercial lease has CAM reconciliation, co-tenancy and percentage rent that simply do not exist in a residential agreement.
You choose which template applies to which property type, so residential leases are never cluttered with commercial-only fields.
Yes. Templates are yours to define. If your team tracks a concession schedule, a parking ratio or a specific insurance threshold, add it as a field and it will be extracted and reported on alongside the standard ones.
No. Teg Labs is built to sit alongside the system you already run rent and accounting through, and to answer the questions that system was never designed to answer.
Portfolios are brought in from exports of your existing system. Direct integrations with the major platforms are planned, and we will be straight with you about where a given one stands when you ask.
Your leases contain answers. Teg Labs helps you find them.
